Preparation of Brief and Initial Design
There is no standard service but typically my first visit would be free where a preliminary appraisal would be carried out and normally a fixed fee provided. This would be followed up by a site visit (measured survey for an existing building) and development of the brief and schedule of accommodation. Sketch drawings would then be prepared which may identify several options. Once a solution has been agreed the initial design would be developed into an outline design and guidance given on cost and timescale.
A preliminary meeting could be held with the Planning Department or any relevant authority prior to preparation of drawings to accompany a planning application.
Building Warrant Application
This stage would see the development of a detailed design. Fittings and finishes would be discussed and incorporated. Information would be co-ordinated from other consultants and drawings and specifications prepared to accompany a building warrant application.
Construction Documentation and Tender Administration
Detail construction information would be provided to selected contractors to allow them to price the work. A report would be prepared and advice given on the appointment of a contractor.
The work would be inspected as necessary to administer the contract and review progress and quality in terms of the building contract.
